When it comes to shopping for a mortgage in 2024, the landscape can be extremely treacherous. Many mortgage shoppers start their process with a large banking institution or large online lender and quickly come to find out that mortgage lending is not something that can be done efficiently on a large scale. In general, the larger the institution, the more convoluted, inefficient and frustrating the mortgage process becomes.
When obtaining a mortgage from a large institution, many mortgage customers find that they have to work with multiple departments in different locations, correspond with multiple individuals that are not familiar with their unique circumstances, spend hours on the phone to have a simple question answered and deal with countless errors and delayed closings. Conventional Loans
A mortgage that is not insured or guaranteed by any government agency and with an amount less than $766,550 is known as a conventional mortgage. A traditional conventional mortgage requires a down payment of at least 20% of the purchase price. An insured-conventional mortgage allows for a smaller down payment but carries with it an additional insurance policy known as “private mortgage insurance” which pays a claim to the lender/investor in the event of a borrower default. Private mortgage insurance can be paid by the borrower or lender and can be structured in a variety of different ways.
Jumbo Loans
As of January 1st, 2024 the Fannie Mae and Freddie Mac maximum loan limit for a conventional loan on a single-family residence is $766,550. In purchasing or refinancing higher-end properties, many borrowers in Southwest Florida will require larger loan amounts. In these instances, the appropriate form of financing is what is known as a “Jumbo Loan” that is, any mortgage amount that exceeds the current conforming loan limits. At Naples Mortgage Company, we can assist well qualified borrowers in obtaining home loans with loan amounts as high as $3,000,000.
Investor Cash-Flow DSCR Loans
In 2024, it can be extremely difficult for real estate investors to secure conventional financing. Also, many real estate investors prefer to puchase new properties vested in the name of an LLC, however conventional financing does not permit them to do so. DSCR loans qualify the borrower based on the current rent/market rent of the subject property. The purchaser does not need to provide evidence of income and can vest in the name of their LLC at closing.

When purchasing a new home, many self-employed home buyers may run into hurdles when applying for a conforming, conventional mortgage. In 2024, there are wonderful, alternative financing options available small business owners, 1099 independent contractors and real estate investors. VA Guaranteed Home Loans
VA Home Loans are an outstanding option for many of our country’s veterans, those in active duty and some reservists. VA Loans are guaranteed by the Department of Veterans Affairs and are available for both purchase and refinance transactions. In many cases, qualified applicants can purchase a home with little or no down payment and private mortgage insurance is not required.
FHA Insured Loans
FHA Insured Mortgages are a great option for some first time homebuyers that may not have established a lengthy credit history or borrowers who may have had credit issues in the past. These loans are insured by the Federal Housing Administration and require substantial Mortgage Insurance Premiums paid to the Federal Housing Administration. FHA Loans require a 3.5% down payment and are a great tool for many first time buyers and those who may be recovering from a derogatory credit event.
